Abstract

A utility system in a building is a system in a building that functions to support the achievement of comfort, safety, health and mobility for its users. Examples of utility equipment are Air Conditioners (AC) which are part of the air circulation system and Generators which are part of the electrical system. Utility equipment is very vital function in a building. Therefore it is necessary to carry out maintenance management of utility equipment. In this car distribution factory, there are 144 AC units both outdoor and indoor. While the generator available in this building is only 1, with a capacity of 250 KVA. To manage the operations and maintenance of all utility assets requires a good organizational structure. This department will consist of 1 Chief Engineer, 2 electrical supervisors, 2 mechanical supervisors, 6 electrical technicians, 6 mechanical technicians. So that the total human resources needed are 17 people. Routine AC maintenance (Preventive Maintenance) will be carried out once every 3 months for each unit. Preventive Maintenance (PM) scheduling will be grouped based on the type of air conditioner and the location of the air conditioner. As for generators, PM will be carried out ccording to the type of check with different periods. All spare parts will be checked and replaced according to their pespective conditions.
